EDGEWOOD, NY – Uncle Giuseppe’s Marketplace has purchased a 53,600-square-foot warehouse in Edgewood for $13.45 million, a strategic acquisition that supports the specialty grocer’s ongoing expansion across Long Island and the tri-state area.

The facility, located at 77 Rodeo Drive in the Heartland Business District, sits on a 3.3-acre site and features 12,500 square feet of office space, five loading docks, a drive-in door, 26-foot clear ceiling heights, and 70 parking spaces. Its location and specifications make it ideally suited for logistics, warehousing, and regional distribution.

The transaction was arranged by Cushman & Wakefield, with a brokerage team including Frank Frizalone, Nick Gallipoli, Thomas DeLuca, and John Giannuzzi. Paramount Properties Group represented Uncle Giuseppe’s Marketplace in the acquisition.

The warehouse is expected to play a key role in the company’s supply chain as it prepares to open new locations across Long Island. Uncle Giuseppe’s currently operates 11 stores throughout New York and New Jersey and is actively expanding. New stores are expected in Greenvale (early 2026) and Levittown (late 2026), in addition to recent openings in Bohemia, Smithtown, and Port Jefferson Station.

The Edgewood purchase reflects a broader trend in the regional real estate market: growing demand for modern industrial facilities with cold storage capacity and efficient access to transportation corridors. Long Island’s industrial market remains highly competitive as retailers and food distributors seek to strengthen their regional supply chains.

With this acquisition, Uncle Giuseppe’s deepens its investment in Long Island infrastructure and positions itself for long-term scalability in a densely populated, high-demand market.
